    100% useles in my case. He told me I didn't have the proper vent covers but failed to mention that I didn't have a proper outlet for a refrigerator and that the plumbing was as bad as it could possibly be. The structural engineer failed to mention a section of rotten sill and beam.

    I do know a guy that's actually really good if you still need one, but I reckon you don't since you already bought the house.

    I've been in it for a year and realize every week how I got screwed. One things for sure, my next purchase will be much more educated.

    Housing Inspectors are payed by the house. Ones recommended by busy real estate agents are only concerned with getting in and out and on to the next house. if something is outrageously bad they may catch it. Pay extra for more time or try to get something signed saying they will be responsible for anything they miss. Only way to get them to be honest.

    Ya know. I hear stories like this all the time how someone got in a house and it wasnt nearly what they thought it was, problem after problem.
    But I rarely hear that people lose their ass in this type of situation. I guess Im saying that there will always be problems with any house, but you likely will be able to pass it right along without much of a loss other than sweat and a little heart. I hope so.

    The plumber said it was the worst mess of pipes he had ever seen and suggested just hoping for it to blow up so insurance would cover it. I want a new house.

    if you can prove negligence on the home inspector, you may be able sue. I'd call a real estate attorney and ask their opinion.

    the previous owners had to sign a document listing anything they knew of that was wrong..
