Easement in Myers Park

    I hear the official Charlotte easement is 10 feet - can't build within 10 feet of your property line.
    But I also hear that's different in some older neighborhoods. I'm looking at doing a tiny bump out (5' out, 8' or so wide) to expand a half-bath to a full bath, not sure if I have the clearance to my property line if I do that...

    Anyone know the rule?

    Found it - most of Myers Park is zoned R-4, some is R-3 or R-5 (for the single-family housing areas). For R-4, the side yard requirement is only 5 feet, and I currently have 10 feet on either side of my house, so I'm SWEET!

    Consider a 2nd floor on your....

    ...bump out if possible. 85% of your $ is spent on the 1st floor. i.e, footing, foundation, permit, roof, etc. ....if a 2nd level is added. !5% for the same sq/ft on the next level is well worth the money. I hope it works for you Btay. Fish.

    you can always move your property line out accordingly. that would take care of meeting the easement restrictions. Just don't tell your neighbor.
