I found a fixer-upper

    While trying to move my ex-girlfriend out of my house, I stumbled across a house in Concord that's distressed and under judicial orders to sell it. It's about 1400 square feet with a massive four car garage, and needs a shitload of work.

    The realtor doesn't know any details, but based on research I've done it looks like no one has lived there since 2005, when the previous owner died. It needs new flooring and repairs to the subfloor. There's one bathroom, and that needs to be gutted and redone. I found some termite damage, and every room has an issue or two. For example, in one of them there's a big sheet of OSB tacked to the wall instead of sheetrock. And every window probably needs to be replaced. It needs an HVAC and all new duct work (just my opinion there). Of course there are no appliances and the kitchen needs a simultaneous repair and upgrade. I would want to tear off the current siding also and replace it with something more modern. Roof has at least 5-7 years left.

    But, it's on 1.2 acres in the middle of Concord, it's secluded, and there's a nice stream running through the middle of the properly. It backs up to a flood plain--the same one my house backs up to, so no one will ever be able to build behind it. It's also only 80K. Because it's a judicial sale and is not considered habitable, it cannot be mortgaged right now so it needs to be a cash sale.

    I showed it to my 26 year old son, and even though it needs a lot of work, he's interested. Similar houses in the area are going from 200-250K, and I think we can get this livable in six months of part-time/weekend work.

    So I might buy it. If I do, we're gonna see a lot of posts about it in this forum.

    No, she needs to move out but wants to avoid apartment life. It's cordial, we're still friends, but you know the old saying about how no matter how good someone looks, someone else is tired of their shit? My good looks have reached that point with her, I guess. So we're trying to find her a place to move and I stumbled across this joint.

    She doesn't even know how to hold a hammer. This place is not for her. My son, however...
