Redo the Kitchen or add a deck??

    Coops.. I went back and looked at the pics...


    Here are my thoughts, but I'm nobody really and I'm sure someone else can see a lot more than myself.

    First of all... look in your hallway going to the bedrooms. Is there a spot in the hall you can steal some room in one of your bedrooms (preferably where you have your office) and make a laundry closet in the hallway? Even if it means taking some of your closet space out of that room? Although it's 3 bedrooms, I thnk you can still call it a 3 bedroom if you have 2 bedrooms and an office.

    If that happens and you are able to add on over where the fridge is... make sure you separate the fridge from the stove. Having the stove there will make your fridge run more and run up your power bill. If nothing else, put some type of insulation (not necessarily insulation but something that will block the heat) between it if you can.


    If nothing else... could you enclose that washer dryer in a closet and add on to the right of the fridge some cabinets and a dishwasher? It looks like there is enough room in that pic.

    Kitchen. No doubt. Return to investment on a deck is nil. I believe I saw were you would get back about .93 on every dollar you spend on redoing a kitchen.

    return on investment is not even close when comparing kitchen & deck, but neither is the expense...

    but me, if you already have a kitchen but no deck, I'd build a deck for $1,500... there's ways to improve you kitchen without a $10k remodel... new sink & facet, cabinet handles, flooring...

    but I have no idea what you're starting with so it's hard to say really

    Kitchen is at the back of the house so hard to extend the kitchen onto the deck which would go onto the front of the house.
    I completely trust this guy will do quality work. He's not my best friends husband. I don't want a deck just put onto the front. I want a quality looking deck.
    I'm going to have him put together a proposal so there is some follow through with everything. It will state everything he is suppose to do and what kind of cost is incorporated with it.

    The first thing I've wanted to do from the very beginning is move the hot water heater to the garage. I absolutely HATE it being in the kitchen. I can make a pantry out of that. As for moving the washer/dryer to the garage, I don't personally like them in the kitchen, but I don't have a basement. There is absolutely NO closet space to move them to. You've seen the closets. They're small.

    I don't want a porch on the front of the house. I already have that. I want to be able to enjoy my house and putting the deck on the back wouldn't be too exciting. Just doesn't have anything to see back there. With as much activity goes on over at the playground in addition to people who walk around the school, the front is the place I felt was the best place to put a deck.
    I'm definately seperating the stove and fridge. The thought is to put a cabinet in between where I can store my pots and pans.

    To the right of the fridge is only about 3 feet and at the edge of the fridge is the end of the tile and the beginning of the hardwood.


    Thanks for all your thoughts. I haven't moved forward on this yet. I want to get a proposal from the guy so I can know exactly what his plans would be and how much he feels it would be for him to do them.

    Hey.....

    .....you say that you want a quality product, not just a deck on your house?
    Then why hire a friends husband unless he's the most qualified contractor for the job?
    I know the reason....because he's cheaper than all of us who employ good guys like your friend here.
    No problem as long as your friend comes through as you expect.
    Now, if your job costs more than 30K, then your friend is breaking the law, acting as a contractor, ie, your kitchen remodel project.
    Good luck, I hope you and your friend/ friends husband work things out.

    Hot water heater and washer/dryer are going to be moved to the garage. I'm having all the plumbing redone, but not going through with the cabinets and new countertops. Those will have to wait for another time.
